Terms and Conditions for Monthly Maintenance
General
Work on an existing building or structure
Work on an existing building or existing structure must comply with the General Terms and Conditions for Work on Existing Buildings and Structures.
Electrical
Electrical work
Electrical work must comply with the Terms and Conditions for Electrical Work.
Prohibited work
The following types of electrical work cannot be done under a monthly maintenance permit (electrical):
- Adding circuits to an existing panel
- Replacing an existing panel
- Replacing or upgrading an existing service
- Adding new outdoor site lighting
- Adding or replacing a generator
- Installing, altering, or removing business identification or advertising signage
- Installing, altering, or removing wireless (cellular) communication equipment
- Working on a fire alarm system, emergency communication/notification system, or fire-alarm-integrated devices, such as magnetic locks
- Installing new or reconfigured permanent exit signs (no new exit sign locations)
- Installing, altering, or removing permanent space heating equipment
- Installing, altering, or removing domestic hot water equipment
- Installing, altering, or removing solar photovoltaic panels
- Installing or altering a wind turbine
Temporary electrical work / temporary special event
Temporary electrical work must comply with the General Terms and Conditions for New Construction and Temporary Structures.
This permit does not authorize indoor use of portable generators.
Plumbing
Plumbing work
Plumbing work must comply with the Terms and Conditions for Plumbing Work.
Prohibited work
The following types of plumbing work cannot be done under a monthly maintenance permit (plumbing):
- Altering, reconfiguring, or extending an existing plumbing system
- Performing work involving a water meter or connection to a water meter
- Repairing or replacing an existing plumbing fixture in a manner that requires opening or altering walls or floors
- Repairing or replacing more than 10 linear feet of existing plumbing piping at the same location
- Replacing an existing domestic water heater
- Performing plumbing work more than 5 feet outside a building’s foundation
