New ‘Parade of Homes’ Initiative Headed for North Lawndale

Affordable housing developers interested in building homes in North Lawndale are invited to attend an informational meeting hosted by the Department of Planning and Development (DPD) from 9:30 to 11 a.m. on Friday, Sept. 28, at City Hall, 121 N. LaSalle St., Room 1003-A.

DPD is seeking development teams to build affordable homes on 43 City-owned lots throughout the community. Pursuant to a Request for Applications (RFA) issued on Sept. 19, 2018, DPD will select developers to design, construct, market, and sell owner-occupied housing for a future Parade of Homes. Each lot would be sold for $1. Responses to the RFA are due by Dec. 5, 2018.

Applicants will build the homes under the City Lots for Working Families (CL4WF) program. For a three-bedroom home, DPD estimates the maximum sale price would be $355,000, and for a four-bedroom home, it would be $400,000. The price limits are based on purchase estimates for families making 120 percent Area Median Income, or $117,840 for a family of six.

The CL4WF program aims to build upon the early success of the Third Ward Parade of Homes, which recently led to the construction of five single-family homes on the 4500 block of South Prairie Avenue, with an additional 42 lots available in subsequent phases. While that program was market-rate, the North Lawndale parade seeks developers committed to creating affordable housing.
